Step 2: Underwriting and Analysis
Underwriting and Analysis: Upon receipt, the property will be shared with The von Group's Client, watchdog holdings. Watchdogs team conducts a comprehensive evaluation, assessing the property's potential and market value. Once the property undergoes underwriting, a team member will contact you to discuss a potential offer range. Should this range align with your expectations, we'll arrange a time and date to view the property. Conversely, if we determine the property doesn't meet our criteria, you'll be promptly informed by the watchdogs holding team.
Step 3: Property Walkthrough
Property Walkthrough: Following the initial offer range discussion, we schedule an in-person walk-through of the property. This critical step allows us to assess the property's condition firsthand and finalize our offer. Our team approaches each walk-through with a keen eye for potential, ensuring we understand every aspect of the property before proceeding. During the visit, we encourage you to highlight any features or issues you believe are pertinent. It is okay if the owner or tenants are present for inspections, but to ensure the ability to operate efficiently within the inspection period it is easier to have a lockbox on the property. If a lockbox cannot be arranged, this is something that we can still work around if need be.
Step 8: Closing
Collect: With paperwork & title in order, we move quickly to close the deal. Our closings are efficient, and typically completed within a matter of 2-3 weeks. You typically receive payment the day of closing, but very rarely you may receive payment the day after closing.
